Foro 4 León, the largest mixed-use development in Bajio

León, Guanajuato — The León’s director of Urban Development, Teresita del Carmen Gallardo Arroyo delivered a report on the updates of the new mixed-use development project located on the northern area of this city to the members of the municipal urban commission.

The project called “Forum 4 León” is planned to be built in a surface of 10,493.98 square meters on the Manuel J. Clouthier boulevard. The new development will include a hotel, office spaces, dozens of restaurants, a meeting center and commercial areas.

Gallardo Arroyo shared this information with municipal officials, stating that this project is catalogued as mixed-use condominium, just located on a high-density service area within the city.

“Now, we are on the phase of making public all the information related to this project, preparing the proper environmental impact report and the mobility infrastructure studies aimed to receive the approval by the Urban Development department and their recommendations to design the final blueprint”, she said.

She also explained that the municipal regulation over territories allows the developer to make a land swap with the municipal authorities, which are designed for urban infrastructures.

In this case, it’s worth mentioning that the León’s councils have considered the land swap of 156,000 m2 with a cost of $1.7 million pesos, resources that will be used for urban equipment.

The head of Urban Development concluded: “So far the hotel firm that will be established in Foro 4, is still unknown as well as when the construction could begin”.
